The low adoption of the BIM methodology in multifamily projects gave us a push to create a preliminary plan and improve the traditional management of a multifamily building through BIM, highlighting its functionalities and advantages to optimize deadlines in the Villamar 131 project. The study is carried out in a residential complex in San Miguel, Lima; evaluating and validating variables using a Likert scale with responses from experts who implement this methodology, obtaining previous results to begin with the creation of the BIM Execution Plan (PEB), to later be applied in three managements of the case study. As a result, the PEB reduced interferences using various software such as Revit (3D modeling) with Navisworks (interferences); Likewise, Lean Construction tools such as Visual Management and Last Planner System were integrated, which improved deadlines in milestone times obtaining 13.49% and activities 27.51%. Thus concluding that the BIM implementation generates the optimization of times and improves management with those involved in the project, thus giving positive results.Downloads
