BIM procedure to optimize access to updated information in O&M of MEP assets in a Peruvian university

Resumen

The operation and maintenance phase are the longest and most expensive stage in the project life cycle; however, there is limited evidence of the implementation of methods and technologies that optimize the workflow in this phase. A maintenance flow that does not facilitate access to information and collaboration can significantly affect maintenance expenses, causing delays and lost time. In Peru, the maintenance flow is characterized by being inefficient, due to the extensive investment in waiting time for information. For this reason, in this paper, the procedure based on the BIM methodology is presented to reduce the time invested in accessing updated information for the operation and maintenance of MEP assets in a Peruvian university. The result was the step-by-step implementation procedure for BIM to the maintenance activities of a Peruvian university, where the time invested in accessing updated information from the university's conventional system was compared with that of the proposed system. This implementation resulted in a reduction in the time to access information on average of 99.65%. Finally, the implementation was validated by the judgement of experts in the BIM and Facility Management areas. Thus, it was concluded that the implemented procedure allows a considerable reduction in time in accessing information, which allows reducing delays and cost overruns.
